The main factors constraining investments were the high key rate of the Central Bank, which reached 21%, which, according to experts, makes debt financing practically inaccessible. In addition, the market is experiencing a shortage of high-quality facilities, as a significant part of investments (about 35%) is directed to the construction stage, and there is not enough ready-made space for purchase.

Another problem was the reduction in supply caused by the withdrawal from the market of foreign companies and funds that had previously actively invested in Russian real estate. Experts believe that the situation may stabilize after 2025, when the key rate starts to decrease. However, up to this point, investors will have to work in conditions of limited opportunities and increased risks.
